Facade bonus 2020: what it provides and the requirements, but the measure is at risk

Uncertain the future of the facades bonus. The Minister of Economic Development, Stefano Patuanelli, in a speech at the sixty-year anniversary of InArch, the National Institute of Architecture, said that it will be reviewed to better coordinate with other tax deductions on the house, on the boobs the ecobonus.

There is therefore no certainty that the changes will be made in time so that the measure can be included in the 2020 budget law.

What do you expect? This is a provision inserted by the Government in the draft maneuver to bring the tax deduction on expenses incurred in 2020 for the restoration of building facades from 50% to 90%. The measure is triggered, as the text of the stability law says, "for documented expenses incurred in 2020 relating to building interventions, including ordinary maintenance, aimed at recovering or restoring the facade of buildings, the deduction from the gross tax is increased at 90% ».

Even a simple painting therefore, the facade is included in the bonus. Furthermore, the expenses for professionals are also included in the subsidy, and no maximum spending limits are indicated.

The requirements. The facades bonus has the same regime applied for tax deductions related to building renovations. Therefore, not only the owner or the bare owner of the building, but also the usufructuary or who benefits from the right of use or habitation, the tenant, the borrower, the members of divided and undivided cooperatives, the members of simple societies,
individual entrepreneurs, but only for buildings that are not included in the instrumental or goods.

Meanwhile the alarm is coming from the construction sector. According to the National Association for Thermal and Acoustic Insulation (Anit), for example, the bonus could jeopardize policies for environmental sustainability and energy requalification.
