According to data from the Idealista study office lReal estate investment in Italy it is increasingly profitable, given the increases in all property segments with a profitability that, in the worst case, multiplies the rates offered by the ten-year government securities by six.
Residential: cities where to invest with top returns
Looking at residential, the rate of return on homes reaches the highs of the last five years.
At the top of house yields with a rate of 9.3% is Biella, followed by Syracuse (8.6%) and Novara (8.3%).
On the contrary, Siena, Venice – both with a rate of return of 4.3% -, and Massa (3.9%) are the less advantageous capitals for the owners.
Among the large markets, Milan rises to 6.8%, Turin falls slightly to 6.1%, from 6.4% in 2018. Returns on Rome (5.5%), Bologna (5.4%) and Naples (5.2%).
Retail, offices and garage: where yields go up
As for i commercial premises (sheds excluded), investments in the retail sector – the analysis underlines – guarantee the highest returns in most of the capitals analyzed. The queen in this segment is Milan (15.4%), followed by Vicenza (14.1%) and Monza (13.2%). The lowest yields are found in Caserta (7.8%), Rovigo (7.4%) and Nuoro (7.2%).
In the office sector the primacy of returns it is up to Turin (8.8%), which precedes Ferrara (8.5%) and four other cities with returns above the average yields of the sector: Novara, Prato, Livorno and Perugia with 8.1%; average returns in Padua (8%); Bergamo (5.6%), Rimini (5.4%) and Piacenza (5.3%) show the lowest returns for investors.
Among the large markets, Milan (7.6%) performs better than Rome and Naples, both at 6.8%.
They remain the least advantageous product for investors in almost all monitored markets i garage, whose yield travels at an average rate of 6.3%. Florence (7.6%) is the most profitable market for those investing in a garage, followed by Monza (6.3%) and Bari (6.2%). Milan and Rome grow compared to a year ago, up to 6 percent. Catania (4.8%), Naples (4.1%) and Genoa (3.9%) close the ranking.
