The stock of home loans increased in 2019. Tecnocasa calculations based on Banca d’Italia data.

The Studies Office of the Tecnocasa Group has analyzed Bank of Italy data relating to the stock of mortgages in being granted to Italian families for the purchase of the house. Tracing the historical trend, it emerged that in the second quarter of 2019 the stock of outstanding mortgages was registered as ever, reaching a quota € 327,199 million.

In first quarter of the current year the previous highest amount of mortgage stock ever recorded had been exceeded and the new maximum had been set at almost 324 billion euros. With this quarter a new record of circulating active mortgages is reached.

The pace at which the stocks grow is slightly lower than the average recorded in the previous surveys: + 2.8% on an annual basis (+ 0.78% on a quarterly basis). In light of the favorable market rates with which the loans were placed over the last three years, the stock is largely made up of fixed or floating rate loans with CAP, which assumes a lower risk for both households and head to the lenders.

For the rest of 2019, one is outlined favorable scenario to the continuation of the growth in household credit for the purchase of the house. Due to the slowdown in new disbursements, stock growth should still be recorded for the third quarter of 2019, albeit at a lower rate than the 3% with which the market had accustomed us in the last two years.
