The ex Villa Rosa compendium, in Vigalzano di Pergine Valsugana and consisting of a series of buildings and land, has long been closed and unused after the transfer, in 2013, of the Villa Rosa hospital to the new Pergine Valsugana site and the simultaneous return of real estate to the Province.
The complex is attributable to different periods. The original part consists of the small villa of relevance and the historic core of the villa, which together with some land particles (the slope below the villa and the access road) are bound by the Superintendency for Architectural Heritage of the Province. In 1952, together with the transformation of Villa Rosa in Convalescenziario, it was enlarged with the construction of new bodies for sanitary use and the new chapel.
The original core of the Villa Rosa building complex was built in 1912 by the architect Eduino Maoro di Pergine (1875 – 1950), a master builder and contractor who applied himself in experimenting with cutting-edge reinforced concrete construction technologies and in the production of materials from innovative construction. The total freedom in the juxtaposition and reinterpretation of historical styles, typical of the international Eclectic movement spread in Europe since the beginning of the 1900s, make neo-Gothic, Renaissance, neoclassical, eighteenth-century and finally liberty elements coexist in the building of Villa Rosa. . A wealth and mixture of languages unified and controlled by the rigidly symmetrical architectural layout, which reveals the solid principles of functionality and rationality. The villa, built on a commission from the Marquis Dalla Rosa on the southern side of the hill in the locality of Maso Grillo, follows the slope of the land, setting itself down on imposing retaining walls.
Following the transfer in 2013 in the compendium there were raids by looters. The state of abandonment and therefore of lack of maintenance and vandalism have brought the structures in question to the current conditions. Damage is noticed everywhere.
The decision to put the entire structure on the market – it was explained today – was born after the expression of interest in the purchase by a private entity. This would be a proposal that tends to enhance the property as a health facility, integrating the offer present on the territory.
In any case – the press release explains – the expression of interest must be read as a positive premise to the successful outcome of the operation that the Province is preparing to do by putting the compendium on the market through a public auction, according to the legal procedures that regulate the disposal of owned properties. This is an operation that goes in the direction of enhancing the public real estate that is no longer in use, favoring its recovery and redevelopment through the contribution of private economy resources. The sale notice will be made public by the end of the year.
A part of the compendium, the access road and a part of the land, will be sold to the Municipality of Pergine Valsugana, which will modify the existing road system.
