All these advantages are linked to the faster turn-over of tenants. This makes it easier to increase the rent at the end of each lease and as the properties are rented more quickly, the owners tend to favor this formula. "

As for empty housing, Paris, Nice and Aix-en-Provence, with rents of respectively 1902, 1094 and 1072 euros for an apartment of 56 m2, are the most expensive cities. Rents also tutaient summits in Bordeaux (954 euros still for a 56 m2), Lyon (987 euros) and Lille (948 euros).

Easier to rent in Rennes and Nantes

But it is on the west side of the country that rents grow fastest. This is the case in Caen (+ 23.9% in one year), Orleans (+ 21.3%) and Angers (+ 15.7%). Spectacular leaps that can be explained by the high demand and the surface area of ​​the property for rent, which is always higher. What a contrast with the podium of agglomerations where rents are the lowest in France on which we find Mulhouse (505 euros per month for a 56 m2), St. Etienne (555 euros) and Perpignan (561 euros).

"In dynamic cities where the demand, especially student, is strong, the risk of vacancy is low," said Florent Guiocheau. Thus, an owner is currently less than two weeks to rent his furnished Rennes (11 days), Nantes (12 days) and Bordeaux (18 days) while the deadline reaches 57 days in Saint-Etienne and 92 in Le Havre.

In the most popular cities, the furnished rental is ultimately for the owners a much better deal than the empty rental. SeLoger did the math: "Rent furnished pays an average 13th rent each year compared to the empty rental. And in Caen or Brest, it's two months of the equivalent of the rent of an empty dwelling in addition!
